The Community of Sutherland Bluff Plantation takes great pride in our neighborhood. We have in place certain covenants, restrictions, limitations, rules and regulations, and guidelines. Prior to the preparation of architectural drawings, the property owner and contractor should review the Architectural Guidelines and Covenants of Sutherland Bluff Plantation and The Oaks. Any one who plans to build in this community is required to comply with these regulations. These include but are not limited to the submission of all paperwork including proof of insurance, in a timely manner. The number of homes built by a particular builder does not give that builder the right to skip steps of the AC process.

Guidelines for Realtors / Real Estate Agents
Sutherland Bluff Plantation owners are subject to mandatory use restrictions and assessments. Realtors should be familiar with them before showing any property in SBP. Please review the following realtor guidelines before listing or showing property in SBP.
- For access to the Sutherland Bluff gates, realtors may click here to fill out the Vendor Gate Access form.
- Codes are user specific and are linked to you and your information.
- Meet clients at the front gate to follow you in so you may show the listing.
- Do not give your code to any of your clients or other realtors.
- The code is good from 6am to 7pm, 7 days a week.
- Codes are good for the current year; a new code can be requested at the beginning of each calendar year.
- Codes do not work to enter the Riverhouse, Fitness Center, or Pool.
- Click here to review our Governing Documents including the Covenants, ByLaws, Handbook of Rules and Regulations, and AC Guidelines before showing any property.
- Make sure that prospective buyers are aware of our Governing Documents.
- For Sale signs must meet the required specifications shown below.
- Only one sign per lot is allowed.
